The Charlotte area has been, and will remain, a favorite for the Single Family (SF) investor. The area provides a nice 10-11% Gross Yield while also growing the investment through a very strong Home Price Appreciation (HPA).

Report by National Association of REALTORS® (NAR) states that the Charlotte area saw an 11.8% increase in HPA for 2014.

According to the Charlotte Regional Realtor® Association sales were up 27% in February over Feb 2014. And prices were up 8% for the same period.

Home rental prices rose faster in January than in all but 6 of the 35 largest metro area in the country according to Zillow.

A major indicator of a city’s economic strength and stability is the presence of Fortune 500 operations. The Charlotte Metropolitan Statistical Area (MSA) boasts seven Fortune 500 headquarters, ranking the MSA 20th nationally in number of Fortune 500 company headquarters. 291 of the Fortune 500 have at least one facility in the area.
Alevo Group, a Swiss Battery Manufacturer, purchased the 2,100 acre former Philip Morris campus in Cabarrus County for $68.5 Million. They will hire 500 employees over the next year, will employ over 2,500 within 3 years and could ultimately reach 6,000 employees.

MetLife just moved its HQ here in 2014 and is in process of moving over 1,000 jobs here.

Spectra, an IT financial services firm from NJ just announced its moving 250 jobs here.

Frito-Lay (Fortune 40) just announced it was “transforming its 38 year-old site in SW Charlotte to a Mega-Facility” bringing new jobs as well as affirming their commitment to the Charlotte area as a leading manufacture in the area.

Sealed Air Corp, a Fortune 500 company, just announced it’s moving its headquarters to Charlotte and will bring over 1,300 jobs to the area.

Site Selection Magazine has ranked Charlotte a 1# for foreign investment.
